Regal London submits plans for £500m Orchard wharf housing scheme

Developer Regal London has submitted a planning application for a mixed-use development at Orchard Wharf in London Docklands, E14.

The £500m hybrid scheme sited on a former industrial site which has been vacant for nearly 30 years despite significant amounts of residential development in the area will combine flats, industrial and logistics and will also incorporate an active front with waterborne freight.


Comprising 826 flats of mixed tenures, 88,000 sq ft of warehouse and office space, as well as 135m2 of flexible commercial space, the wharf development aims to help get freight off roads and onto water.


Overlooking the Greenwich Peninsula, the plans show six residential buildings comprising of 456 build-to-rent (BTR) apartments, 137 private sale, 81 discount market rent and 152 affordable rented flats, equating to 35% affordable housing. The scheme also includes 72,650 sq ft of public realm, with landscaping and a new pedestrian route connecting to East India Dock Basin.


Regal London is working with JTP as lead architect, alongside Aukett Swanke and Spacehub.
