Property Experts Secure Former Lloyds Bank Site on Horley High Street

Prominent property investment and development firm, Property Experts, has completed the multi-million-pound acquisition of a significant commercial site in the centre of Horley, Surrey, with plans to convert the building into a collection of 24 apartments.

The 11,000 sq. ft. site at 11-15 High Street, Horley, was formerly a Lloyds Bank, with commercial offices on the floors above. Currently, there is planning in place for 22 residential units, however, the Property Experts team is set to submit a planning application for an additional two 75 sqm. penthouse units.

Interestingly, the site was sourced by Property Experts Founder, Bruce Burkitt, via social media site Instagram. Having assessed the various factors involved in the prospective project, it is predicted the Horley scheme will deliver strong investment returns, with the potential Gross Development Value of the scheme set to reach £6 million once complete.

Commenting on the deal, Bruce Burkitt, said: “The acquisition of the former Lloyds Bank site in Horley represents a fantastic piece of business for Property Experts. It was certainly a unique situation to be contacted on Instagram to review a potential project, but once I looked into the details I knew this was the perfect opportunity for us.

“The fact the site already comes with planning to convert the building from commercial to residential is a bonus, but we want to add additional penthouse units to really maximise the space and allow us to deliver homes that are going to be a game-changer for the town. We have a long history of delivering successful schemes in outer London boroughs and following the recent shift in demand to homes on the outskirts of London we are confident that this well-located scheme is going to be highly desirable.”


The 24 apartments set to be delivered by Property Experts will be designed in a contemporary style, with fully-integrated Magnet kitchens, luxury bathrooms with Crosswater and Gebrit fittings, Amtico flooring throughout and veneered solid wood internal doors. A selection of apartments will feature balconies, whilst five car parking spaces will be available to residents at a separate cost.

Responding to the recent world events and the shift in buyer needs and working practices, the ground floor commercial unit will be converted into a dedicated residents’ business centre. The space will be complete with superfast broadband and all of the necessary facilities to successfully work from home.

Well-located, the High Street development is close to a host of shops, restaurants and amenities, including a large Waitrose store, which is a two-minute walk away. Perfect for professionals, Gatwick Airport is 10-minutes away, whilst central London can be reached within 30-minutes from Horley Station.

The acquisition of the Horley site continues a successful 12 months for Property Experts, with their recent developments in Kenley and Sanderstead selling out within a matter of weeks in 2020.
