Moving home during the governments new tier restriction

Planning on moving home but unsure of the new restriction rules..

As one lockdown stops and another one starts, the government has announced a few changes to the three-tier system that were previously in place across England.

If you are planning on moving soon or perhaps have had to postpone your move there could be a different set of restrictions that apply depending on where you live and where you're moving to.


First and foremost the good news is that the housing market is open and operating irrespective of what tier you’re safe to move within either tier as long as you're not self isolating or quarantining, there are some simple rules that have been imposed here we review the main ones.


Property Viewings

If at all possible the government has requested that all agents conduct virtual viewings to minimize the spread of infection, if this is not an option when viewing a property all parties must ensure they wear a face mask and use an alcohol based hand sanitisers before entering the property and upon leaving.


There shouldn’t be more than two households within the property at any one time, and viewings should only be arranged by appointment.


Making an offer

Property offers and sales are still going through however,it is worth bearing in mind that the process may take longer than normal given that surveyor, solicitors and mortgage lenders may all be working at a lower capacity.


Moving

Removals between tiers is acceptable as long as all safety precautions are adhered to. It is recommended that if possible all packing be undertake in-house and all boxes and belongings be disinfected.
